The property was purchased "as is" this past June by John and Robin. Hoagland, Barnstable residents since 2005 and currently residing in Osterville. At the time of the purchase; the buyers were told that the property had been unoccupied "for at least 10 years." There is no water or gas connection to the property, no working septic system and (at the time) no electric service. The. property includes two structures, neither of which are visible from any roadway. The main house is a single story building with a hip roof and central fireplace. It is listed on the field card as having been built in 1870; which seems highly unlikely. The building appears on the 1943 historical aerials of the town but the construction is more modern than would be typical of 1870, e.g. the floor joists are modern 2x6 (1 %" by 5 %') at 16" on center with modern fasteners. There are five rooms inside plus an enclosed front porch which (based on the historical aerials) looks to have been added between 1976 and 1985. The house is clad in aluminum siding which makes a full inspection of the exterior difficult. The house has not been used in many years. It smells strongly of mold and mildew. Surface mold is visible in three of the five rooms plus the bathroom. The interior is of middle to lower grade materials. The brickwork, trim, flooring, doors, etc, are of no particular recognizable style. The foundation is a combination of common bond brickwork and some poured concrete. The Cape Cod cellar is collapsing on itself in both the northwest and southwest sides of the building. It is currently open to the elements as several basement windows are broken or missing and the outside entry door to the basement no longer exists. The stairs down to the cellar are unsafe. The exterior of the building is clad in white aluminum siding. The eaves have approximately a 2` overhang over the siding. Virginia Creeper, poison ivy, and other vines now grow Into the eaves and block the front and rear entrances to the house. Trees are growing into the east and north sides of the house. The roof is old but appears sound. There is rot visible on the eaves and on the fascia boards but there is no immediate sign of roof failure: The eaves are also clad in some sort of siding which makes close inspection difficult. The rear porch is not safe. The garage is a detached building of 796 square feet (per the field card) and built in 1870' (perthe field card). The construction is true 2'x4" which are V on center. Like the main house it has a hip roof. The tie beams are true 2"x4" and are 2` on center, There are ,four 4°x6" tie beams in the center of the building. The garage is divided into four rooms, The main area has a poured cement floor, The storage area to the right has a poured floor as well. The room at the back right has a wooden floor over a Cape Cod cellar. Both the floor and the cellar have collapsed on themselves. The room at the back left has a wooden floor and porch area which is unsafe. There is extensive rot on the sill and daylight is visible through the roof, which is falling. The foundation Is a combination of common bond brick and cement Block, which presumably was added later. The building is not square or plumb at this point. The exterior of the building. is clad in white vertical boards. The main doorway has largely rotted away and the fascia boards on the eaves and the siding have many areas of rot. The western side of the building. and the northwest side have been largely consumed by the trees and vines.
