SR_July 20 HHDC Agenda1 Town of Barnstable Planning and Development Department Staff Memorandum To: Cheryl Powell, Chair From: James Kupfer, AICP, Senior Planner Date: July 15, 2022 RE: July 20, 2022 HHDC Agenda –Brazilian Grill – 680 Main Street, Harborview Hotel Investors LLC – 213 Ocean Street Brazilian Grill – 680 Main Street Background The subject property at 680 Main Street is an active restaurant. The property was originally constructed as a single family home in the mid-1800s by Captain Daniel Bacon. The property has added multiple single story additions over the years. The restaurant was permitted for signage in 2000 and the glass addition was permitted in 2011. Proposal The Applicant proposes a single story addition to the front façade on either side of the front glass enclosure. Existing Conditions 2 The Applicant has provided colored renderings and elevations of the proposed additions and has supplemented the submission with site plans and materials key. The Applicant states new signage is to be added but a sign application has not been submitted to date. In addition the Commission may wish to discuss the relation of the additions to the street as the regulations do recommend pulling facades closer to the street and the roof forms as this site has varied roof lines common to the district. Harborview Hotel Investors LLC – 213 Ocean Street Background The subject property at 213 Ocean Street is an active hotel and restaurant. The property was originally constructed in 1965 as a two story motel, with a flat roof and a second story porch. Several modifications occurred over the years including a large two story addition in 1980 and a four story detached hotel in 2013. Proposal The proposed improvements are to repair and replace an area that was previously subject to fire and smoke damage. The damage impacted approximately 32,246 +/- square feet of the existing two story hotel. The Applicant proposes to repair and renovate the roof, siding and windows. The Applicant proposes a new addition for a stair and elevator. Proposed Conditions 3 The Application has provided a detailed site plan and elevations indicating the location of the renovations and the addition as well as massing and roof form. The application provides materials with colors proposed. Staff has no further comments.
