Regarding Appeal No. 2022‐022
Our concern about the proposed home at 130 Seventh Avenue is more general than specific. Over the
past several years, multiple homes have been built in the neighborhood (often after tearing down an
existing small home) that stretch to the limits of the lot, and reach high into the sky. The "Avenues"
were once filled with modest homes of approximately 900‐1100 square feet, often one story. That
afforded us all an expansive feeling of light and sky. Most of the lots are small, and when a large home
replaces a small one, that diminishes green space for the rest of us, and when significant height is
added, it makes the surrounding lots feel pinched, and crowded, the exact opposite feeling once
experienced when walking the avenues. Shadows are created, views obstructed, and less space is
devoted to mature trees and other plantings. The proposed home at 130 Seventh Avenue seems large
and imposing in the drawings. It's difficult to gauge, because there is no drawing reflecting the overall
lot size, and how the home sits within the lot.
We don't intend to single out this specific home in registering our concern, but we do request that great
care is given in approving new homes of this size and dimension in a neighborhood already in danger of
losing its "Cape cottage" character. In other words, we hope the zoning board will regard the
neighborhood in its entirety in reviewing requests for large homes, as opposed to simply whether a
proposed large home meets septic rules and fits setback requirements.
