SR_April 6 HHDC Agenda1 Town of Barnstable Planning and Development Department Staff Memorandum To: Cheryl Powell, Chair From: James Kupfer, AICP, Senior Planner Date: April 1, 2022 RE: April 6, 2022 HHDC Agenda – Four Hundred Main Realty – 394 Main Street, Seashore Homes, Inc – 63 Main Street, Seth Latimer, DDS – 414 South Street Four Hundred Main Realty – 394 Main Street Background The subject building at the 400 block of Main Street was originally constructed in the early 1900’s as quintessential colonial revival commercial architecture and has continued the style and use to this day. The building had major storefront alterations in the late 1960s. Proposal The Applicant proposes to remove the right side window circled below with a 3’ by 9’ white aluminum commercial door with transom above. In addition they propose to remove the existing awning and repaint the existing white trim, to remain white. The Commission may want to confirm that no additional alterations are proposed to the exterior. If so, additional changes, such as added signage for the expanded space, shall return to the Commission for review and approval. EXISTING PROPOSED 2 Seashore Homes, Inc – 63 Main Street Background The subject building at 63 Main Street was constructed in 1935, on a corner lot, as a two story residential structure with a center entry and side gambrel roof. A rear and side one story addition was added later. Proposal The Applicant proposes the demolition of the one story rear addition to be replaced by a 30’ by 34’ two story rear addition to accommodate eight one bedroom apartments. The proposal states the rear addition will match the existing exterior materials and colors. The existing colors consist of white trim, “lighthouse” grey siding, “driftwood” black asphalt roof shingles EXISTING PROPOSED 3 The Commission may wish to confirm materials prior to rendering a decision as the proposal states the improvements will match with the existing material and have provided images and color schemes. A simple list of materials may suffice. Additionally the Commission may wish to confirm all improvements are listed, such as the potential removal of the center chimney. Seth Latimer, DDS – 414 South Street Background The subject building at 414 South Street was constructed in 1978 as an office by Dr. Jeffery G. Latimer D.D.S. The original residential structure on the site was demolished at that time. The current structure is a single story ranch with a small back addition. Proposal The Applicant proposes to exterior modifications to doors, windows and to remove the chimney. Specifically the Applicant requested to remove the set of 3 windows on the east side of the building and the single window on the west side and fill both locations. On the north side a single window is proposed to be replaced with a set of two windows that are proposed to match the existing windows. All three existing exterior doors are to be replaced with “full-lit” doors. All materials and finishes are to match the existing building. No additional comments. East Side Existing Conditions
